This is a new set (old stock) and it was only opened in order to photo, inspect and test. All 4 pieces are included; the house with adapter, Black Cat Crossing accessory, maple tree, and bag of fallen leaves. The lights were tested and work as they should.
The only flaw noted was an area on the right side of the house at its bottom edge. It looks like there is some paint that doesn’t go all the way to the edge and is a manufacturing defect. See photo #8.
